Securing a project can feel challenging, especially in a tight and competitive market such as exists currently in London. Holy Trinity Church Clapham was secured by the Main Contractor, Clive Graham Associates (CGA). The works involve a comprehensive refurbishment that is snsitive for this Grade I listed 1750's church and our client MDPB Carpentry were invited to tender for the first fix carpentry subcontract works.
The succesful bid
The Project information was provided in the form of a Bill of Quantities, Drawings and Specification
Owing to the busy London Location a pre-tender site meeting was arranged with my client and CGA to view the site to ascertain the site conditions.
This allowed for accurate pricing for loading out of materials and deliveries.
A comprehensive tender swas then submitted for these works.
Agreeing Sub-Contract Terms
The cost was of interest and follwing a brief period of negotiation with CGA we moved to the stage of reviewing draft sub-contract terms.
The Sub-Contract was a bespoke form used by CGA based on the JCT Intermediate form of Sub-Contract Agreement 2024 (ICSub/D/A 2024), we conducted a detailed review on behalf of MDPB and flagged a small number of areas of concern and returned our commented version of the Sub-Contract back to CGA.
It is just as important to review a subcontract for potentially risk fraught clauses as it is to secure a job through pricing.

Pre-Start Meeting
Following this we were invited with our Client MDPB to attend a Pre-Order meeting on site with CGA on site at Holy Trinity Church Clapham. Here the final points of negotiation were concluded, and matters such a start on site date were discussed.
Sub-Contract issued and signed Project Secured!
Shortly after the meeting an electronic pdf version of the Sub-Contract was issued for signature to my client with a start on site date scheduled for May 2025, another project secured for a client.
